Home owners, give Serb advice !!


i found a perfect home, almost too perfect it seems, just have to do final check of basement and few other things
only problem i see with it its that i would have my own drive way, and the house sits up hill, in bad winters, alot of snow,ice, i would have to leave my car down by the street, which is no biggy, i have 2 beaters now that my girl got a 98 olds aswell
anyways, can u guys give me some advice what to look for, what to check for
anything would be appreciated
it has a huge yard, fenced in, perfect for my dog
2 car garage, with a lot in front with room for another 4-5 , perfect again
ranch style, 3 bedroom, dont need 3 but its great
big livin room thats connected to another smaller livin room
nice kitchen with bar style openning to livin room
master bedroom has its own full bath
its just seems so damn perfect to be true, its a bit farther away from main stores,schools, my work but for the money i dont mind at all


again, any advice, info would be appreciated

how old is the home? does it have 220amp service? how does the roof look? any records for roofing repair/replacement, plumbing repairs, electrical repairs etc? My wife and I just bought our first home a little over a month ago, and the previous owners kept a full book of records of repairs and work done to the house.

the house was built in 1996, roof look good, looks like it is original roof
nets around gutters have fallen off, the ones that keep shit out of gutters, but they are still mostly intact, good thing, just reattach them
few cracks in siding on one side of garage, again , very small, nothing major
few spots i might have to fix on fence in back, some work cleaning up the weeds and what not, which is nothing compared to what we had when we bought this one, foot long weeds all around, looked like a jungle.
its got public sewer and water, had me worried but it has both

with that new of a house, you shouldnt have too terribly much to worry about. Get a home inspection before buying!

my girlfriends grandmother has been selling, cleaning, renting out houses for over 30 years i believe
she saw the outside, and says theres nothing to worry about
from what we saw inside through windows, she says very little work has to be done on the inside
im making an appt in the morning to check it out inside

i took a few pics, il post them later on when i get a chance to load em up on comp

yea, i got one of the strictest home inspectors in the area to check out my house before i bought it. I couldnt have been more happy with how deep he dug into stuff.

So far everything posted above is spot on. Nice backyard!

Does it have a basement? Need to check for mold. Mold can get OUT OF CONTROL. If the gutters are not setup properly or the ground is not leveled so that water runs away from the house, this could create the means for water to enter your house.

Home ownership is a good feeling man. Best of luck to you.

the price is at 45 !!!!!
if it passes our inspection, which i pray it does, cuz i love everything about it as does my girl, also it sits on hill, very high up, i dont see how it could possibly have water problems, but will deff check EVERYTHING out

if it passed, i would offer somewhere around 35-45 and give prolly around 10 downpayment and finance 10 years

Damn, that price seems cheap. How many square ft is the home? my wife and i bought ours for 134K and it doesnt have a garage, and has a smaller yard. Although, we have a green house

Its farther away from main stores, schools, other things, kinda towards the country part
But we dont plan on kids for a few years, I dont mind drivin extra 15 mins to work, for the price, hell yea

Does it not rain there? That is what I meant. Water can find its way through concrete/center block/etc even if there is not a crack, water can even come up through the basement floor (even with not crack) if the runoff below the basement does not drain properly.
